Coastal Rim Properties, Inc. (CRP), in partnership with Guyanese attorney Sanjeev Datadin, today announced the launch of TAJ Emerald, its third major residential development in Guyana, a 300-unit gated condominium community on the East Bank Demerara, with prices starting at US$110,000 (G$25M).

TAJ Emerald is a privately developed, professionally managed condominium community designed to bring high-quality, modern homeownership to a broader segment of the Guyanese market. As part of the launch, CRP is also introducing a limited special homeownership initiative for 30 public servants as a gesture of appreciation for the people who serve Guyana every day.

Under this special initiative, CRP will reserve 30 residences exclusively for members of the Guyana Police Force, public nurses, public school teachers, junior public servants and other frontline government employees. Qualified workers pay just 5% down (US$5,500 on a US$110,000 home), with a flat 4% interest rate and financing for up to 30 years. All buyer financing for TAJ Emerald, including the special public-servant initiative, is provided directly in-house by CRP.

The 30-condo initiative is a limited allocation within the broader private development and is being offered by CRP as a special gesture of appreciation for public servants. To apply, public sector workers can email mycondo@tajguyana.com along with a copy of their ID. A random drawing from all of the eligible applications will be conducted in the first week of September, after which the 30 individuals will be processed for their condos.

We are following through on the government’s mandate to create more housing for Guyanese and look forward to engaging with the relevant agencies to expand this initiative.”

Minister of Labour and Manpower Planning, Keoma Griffith, welcomed the initiative, saying, “Housing security is workforce security. When a nurse, a teacher or a police officer can own a home on a public servant’s salary, we retain talent, we reward service, and we strengthen the very institutions that hold this country together. This is exactly the kind of private sector initiative the Ministry of Labour and Manpower Planning wants to see. One that puts working people first.”

The public-servant initiative represents only a small portion of TAJ Emerald’s 300 residences. The project is being developed primarily for the general market, with a wider public release limited initially to 50 market-rate units at special introductory pricing. Approved buyers pay a 30% initial deposit with a flat 4% interest rate over up to 30 years. Once the first 50 homes sell, CRP will release later phases at updated pricing.

Located steps from TAJ Diamond along the newly completed Buzz Bee Dam Highway, TAJ Emerald will feature two-bedroom condominiums with controlled access, security patrols, dedicated parking and professionally managed common areas. Site works have begun, with initial delivery scheduled for Spring 2028.

The development is designed as a modern private residential community, with an emphasis on quality construction, thoughtful planning, security, professional management and long-term value.

This launch complements CRP’s intention to offer housing solutions for all Guyanese. TAJ Dream Ogle is a 1,000-plus-unit lifestyle community co-developed with NBA Hall of Famer Hakeem Olajuwon which drew hundreds of reservations in its first month and has completed over 70% of preliminary site infrastructure.

TAJ Diamond, a 218-home gated community nearby, has entered vertical construction. Together, the three projects represent more than US$550 million in private residential investment, the largest private housing pipeline in Guyana and the surrounding region.
